My building survey has suggested checking the electrics, why?

Whilst building surveyors are not qualified to inspect electrical installations they see enough houses to know when something looks wrong. Frequently they will highlight the electrical system as being of an age where a safety inspection would be prudent. Like all things, electrical circuits suffer from wear and tear, the main problem being that most of the faults are hidden in the walls.

What is the benefit of a pre-purchase survey?

Many houses will have outdated wiring or have had DIY electrical work carried out which under certain circumstances could be dangerous. A pre-purchase survey is a thorough visual and electrical test of the wiring which will pick up faults or potentially dangerous wiring and give you an estimate of the likely repair costs if any are required. We can also check the gas systems for safety and give you a condition report on the heating system.

How do I justify the additional expense, it's not something I have to have?

The amount and type of electrical appliances used by most households has changed over the years and the wiring regulations have changed to reflect that. The majority of housing stock in the UK would not meet current safety standards. The pre purchase inspection will tell you if the property is safe and likely cost of any repairs before you buy, allowing you to take this into account when negotiating the price. We feel most people would find this preferable to learning that the wiring is dangerous or the boiler needs to be replaced after the property has been purchased.

How much does a pre-purchase survey cost?

The electrical pre-purchase survey cost varies dependant on property size but starts from £100 +VAT. The gas inspection costs £65 + VAT. Bear in mind the electrical certificate on an owner/occupied domestic property is normally valid for 10 years so can also be used as a selling point if you decide to sell the property.

I am buying to let, why would I need a certificate?

If you are going to let the property you are responsible for ensuring the property is safe for the tenant to use, this includes the electrical installation and gas installation. If you check before you buy you ensure the property is in a rentable condition, rather than have unexpected expenses afterwards. If we know you are renting the property, we can issue a gas safety certificate based on the gas inspection for a nominal fee.
